Summary:
This position reports to the Project manager, daily meetings are required.
Assists in coordinating all construction activities required to successfully complete any project on schedule and within budget while maintaining the highest quality possible and administering good construction safety practices with all on-site construction activities.
Assists in the management of all site construction and development activities.
Supervises field activities, keeping the Project Manager informed of the current status of all trade contractors' field personnel.
Maintains, promotes, and administers good relations with customers, representatives, trade contractors, suppliers, consultants and fellow employees.
Continues and fosters Fairway Cottages at CIC philosophy of under promising and over producing for our Buyers.
This position will be required to perform any additional duties as may be required from time to time.
ESSENTIAL FUNCTIONS TO BE PERFORMED:
Assists in the Coordination of site activities and contractor schedules.
Promptly advises the Project Manager of errors, problems in the plans and specifications.
Promptly advises Project Manager and Upper Management if the project is deviating significantly from the construction schedule.
Assists management in procuring pricing and future work for the company.
Arranges for timely delivery of materials and ensuring the correct products have been delivered to the appropriate locations.
Assists in determining the manpower and equipment requirements to maintain the current schedule for both the Company and the trade contractors.
Assists in directing all field personnel to achieve completion of the project on schedule, within budget and with high quality workmanship.
Have daily meetings with the Project Manager to review the project, schedule, and any issues, immediate or potential.
Assists in supervising the trade contractors and ensures that the contractors are conforming to the plans and specifications.
Inspects the quality of the contractors' work.
Hold weekly onsite meetings with trades and, if applicable, with the Project Manager.
Assists in the completion of each stage of construction punch list and follows through with the completion of the items listed.
Responsible for assisting in the coordinating repair and warranty work on the interior for 1 year and the exterior for two years to the HOA during the Warranty Period.
Promotes job site safety and encourages safe work practices and rectifies job site hazards immediately.
Ensures all contractors are adhering to the company safety policy.
Maintains the entire job site, including keeping a clean, safe and debris/trash free site.
Assists in maintaining good working relationships with the customer, subcontractors, suppliers, and consultants.
Provides a positive company image.
Maintain inventory of supplies and order supplies through Management when applicable.
Ensuring that all receipts are labeled and turned into the office within 48 hours of the purchase.
Help serve if needed as laborer when/if the labor crew is short members or seek out hourly qualified labor.
No set hours, hours as required to complete the job on schedule.
48-hour notice given to Management for days not available to perform duties or be onsite.
Perform basic installations, as necessary, of smaller projects such as storm doors, trim, flooring, paint, etc.
as needed and directed by the project manager.
Perform any punch out / repair duties as directed by the Project Manager only when it's necessary and the Subcontractors are not available to perform.

Estimated Salary: $20 to $28 per hour based on qualifications.
